Hilltop Retreat is a private rural property, not a child-proofed home, playground, or supervised facility. Children and pets are most welcome here, but parental responsibility is non-negotiable. Any behaviour that suggests child/pet endangerment, neglect, or unsafe supervisionĀ will be taken seriously. As property operators, we have a duty of careĀ to report situations where a child may be at risk.


This Is Not a Child or Petproof Property

Hilltop Retreat is an estate-style countryside retreatĀ with furniture, structures, terrain, and real risks, just like any normal home or cottage.


We do not:

  • Install child/pet locks on furniture or cabinetry

  • Anchor or secure every piece of furniture for climbing

  • Modify the property to accommodate unsafe or unsupervised child/pet behaviour

  • Provide supervision, baby/pet-sitting, or monitoring of children/pets


If your child/pet is prone to:

  • Climbing excessively

  • Hanging excessively

  • Running indoors excessively

  • Ignoring (safety) instructions/commands

This will pose risks and may not be the right property for your family.


Parents & Guardians Are 100% Responsible

At Hilltop Retreat:

  • Children/pets must be supervised at all times

  • Parents/guardians assume full responsibilityĀ for their children/pet’s safety

  • The property owner, hosts, and operators are not liableĀ for injuries resulting from:

    • Climbing or misuse of furniture

    • Running, jumping, or roughhousing

    • Lack of supervision

    • Ignoring posted or written safety guidance

This applies indoors and outdoors, including:

  • Bedrooms and living spaces

  • Decks and stairs

  • Yard and surrounding land

  • Any furniture, fixtures, or amenities


Structure Is Not Playground Equipment

This should go without saying, but experience tells us otherwise:

  • Property and furnishings are not ladders

  • Property and furnishings are not step stools

  • Balconies are not swings and should not be forced

  • Shelving and stools are not for hanging or climbing

  • Furniture is not anchored for child gymnastics

If a child/pet treats furniture as playground equipment and is injured, that responsibility falls on the supervising adult, not the property.


🧸 Toys, Games & Personal Items

  • Any toys, games, or child-related items used during the stay must be:

    • Returned to their original location

    • Clean, undamaged, and organized

  • Items provided by the property must notĀ be removed from the home

  • Personal toys brought by guests must be taken upon departure

Toys must not be scattered, left behind, or stored in unsafe locations.

  • Jumping on beds, couches, or furniture is strictly prohibited

  • Furniture is not designed to withstand rough or repetitive impact

  • Standing, climbing, or bouncing on furniture can result in damage or injury

Damage caused by rough play may result in additional cleaning or repair charges.

  • Food and drinks are not permitted in bedrooms

  • Spills, crumbs, stains, and pests result from food in sleeping areas

  • All meals and snacks should be consumed in designated dining areas

Any staining or pest-related cleaning required due to food in bedrooms will be charged accordingly.


🧹 Cleanliness & Daily Upkeep

  • Parents are expected to:

    • Wipe up spills immediately

    • Ensure children do not mark walls, furniture, or bedding

    • Prevent excessive mess, clutter, or misuse of household items

Excessive mess beyond normal use may result in additional housekeeping fees.


🚪 Respect for the Property

Children must not:

  • Open or access locked areas

  • Enter storage or utility spaces

  • Tamper with appliances or controls

  • Rearrange or move furniture

The property must be left as it was found, aside from standard post-stay cleaning.


Accountability

Parents and guardians are fully responsible for:

  • Any damage caused by children

  • Excessive cleaning required due to child-related mess

  • Replacement of damaged items

Failure to follow these expectations may result in:

  • Deductions from the security deposit

  • Additional cleaning or repair charges


Pets, Housekeeping & Property Care Expectations

Hilltop Retreat welcomes approved pets by prior disclosure and agreement only. Pets are considered part of the guest’s responsibility and must be managed at all times to protect the property and future guests.


🐾 Furniture, Beds & Indoor Areas

  • Pets are not permitted on furniture, including couches, chairs, or ottomans

  • Pets are strictly prohibited on bedsĀ or bedding

  • No pet blankets, towels, or accessories may be placed on guest beds

Evidence of pets on furniture or beds will result in additional cleaning or replacement charges.


🧼 Cleanliness & Indoor Conduct

  • Pets must be:

    • House-trained

    • Free of fleas and parasites

    • Groomed to minimize excessive shedding

  • Guests must:

    • Clean up pet hair, mud, or debris promptly

    • Prevent pets from scratching doors, walls, floors, or furniture

    • Ensure pets do not chew or damage household items

Excessive pet hair, odor, or damage beyond normal cleaning will result in additional fees.


🌿 Outdoor Use & Waste Disposal

  • Pets must use designated grass or outdoor areasĀ for bathroom needs

  • All pet waste must be picked up immediatelyĀ and disposed of properly

  • Pet waste must not be left on:

    • Lawns

    • Walkways

    • Decks

    • Near entrances

Failure to clean up after pets will result in additional cleaning or sanitation charges.

  • Excessive barking, howling, or disruptive behaviour is not permitted

  • Pets must not be left unattended if they are prone to distress or noise

    • Leashed outdoors unless otherwise permitted

    • Supervised at all times

    • Kept out of restricted or locked areas

Pets must not:

  • Roam freely indoors or outdoors

  • Access pool, hot tub, or fitness areas

  • Be bathed in sinks, tubs, or showers


🧓 Supplies & Care

  • Guests must bring their own:

    • Pet beds

    • Bowls

    • Crates

    • Food and waste bags

Property linens, towels, and blankets must not be used for pets.


Accountability

Pet owners are fully responsible for:

  • Any damage caused by pets

  • Excessive cleaning required due to pet hair, odor, or accidents

  • Replacement of damaged or soiled items

Violations may result in:

  • Deductions from the security deposit

  • Additional cleaning or repair charges

  • Termination of the stay in severe cases


What We Provide (And What We Don’t)

We provide:

We do NOT provide:

Children/pet are more than welcome. Unsupervised/pet children are not.

Hilltop Retreat is a real property meant for respectful use by responsible guests. If you are booking with children/pets, you are confirming that:

  • You understand the property is not proofed

  • You will actively supervise your children/pets

  • You accept full responsibility for their safety

  • Pool covers, gates, or alarms (where present) are not a substitute for supervision

Unattended children/pets near water is grounds for immediate concern and liability transfer to the guest.

  • Elevated decks and balconies are not playgrounds

  • Railings are built to residential code, not for climbing, sitting, or leaning

  • Running, jumping, or climbing on decks, stairs, or railings is unsafe

  • Slips may occur due to rain, snow, frost, or natural debris

Children/pets must not be left unsupervised on any elevated structure.

  • Furniture is not anchored for climbing

  • Cabinets, drawers, shelving, and wardrobes are not childproof

  • Glass, sharp edges, and heavy objects exist, as they do in any normal home

  • Flooring may be slippery when wet

Interior supervision is just as critical as outdoor supervision.

Hilltop Retreat is surrounded by nature. Wildlife is not fenced out, trained, or predictable.

Possible encounters include:

  • Deer, raccoons, foxes, coyotes

  • Birds, insects, spiders

  • Ticks and mosquitoes

  • Rodents common to rural environments

Children/pets must not:

  • Chase animals

  • Attempt to feed wildlife

  • Wander unattended into wooded or unlit areas

āš ļø Terrain, Weather & Seasonal Conditions

  • Uneven ground, gravel, mud, snow, and ice may be present

  • Rural properties are affected by changing weather conditions

  • Visibility may be reduced at night

  • Winter conditions may include ice accumulation and slippery surfaces

Appropriate footwear, clothing, and supervision are required year-round.

  • Fire pits, BBQs, stoves, and heaters may be present

  • Open flames and hot surfaces pose burn risks

  • Children must be kept at a safe distance at all times

Fire features are never to be operated or approached by children.

  • There is a grill as well as a gas stove with open flame

  • Burners ignite instantly and retain heat after use

  • Turn stove knobs

  • Reach over burners

  • Use the stove, oven, or microwave

  • Be left unattended in the kitchen

The property includes standard household machines, including but not limited to:

  • May pinch fingers, trap hands, or cause injury
